Early lease termination

Good day,

My 1 year residential lease is coming to an end at the end of April.
The landlord told me that he is not renewing the lease and that he will be moving back into the house himself from1 May.

In our area rentals are VERY scarce and we have found a nice place...from 1 March.
We asked the agent if we can terminate a bit earlier for obvious reasons, so that we don't loose this other house.

The reply is that if we terminate early, we must pay the full rental up to the end of the lease...even though the owner is not going to rent it out anymore.

That doesn't sound right in terms of the CPA.

Any advice?

Find an approved tenant who will move in on 1 March and leave at the end of April.

Sublet it for once month. That's if your lease allows for it. Otherwise you are screwed. This wouldn't be resolved in time for you to move into your new place. And even if it does it might not have the outcome you are looking for because you bound by the contract.

Sublet or foot the bill for two places rent or look for something else.

if the owner is the one moving in speak to him maybe he will be more willing to listen then the rental agent?
 
Go look at your rental contract.. It will more than likely state that, should you terminate early, you are responsible for full rent every month until such time that your lease expires or a suitable tenant is found.. If this is in your contract, and the owner does not want to budge on this you are out of luck I am afraid..

Any type of legal route you go, to try and fight this, will not be resolved before the end of March..

Yeah, but if he's moving back in chances are he's currently renting as well

Sublet it to the owner...
 
Check your contract. It's so funny how people throw the CPA around these days like that means anything.
