Also the certs are only valid for two years, if you didn't find the fault within that time period I think you are flat out of luck.

I stand to be corrected but electrical compliance certificate valid for a year and only if no changes were made, and gas cert for 2 years if no changes were made

Its important to note that the ECC only covers up to the electrical point on the wall and the not the appliance thats plugged into it e.g.stove, aircon etc
 
Oh yeah. With that I agree 100%. But the 2 years part is irrelevant. The original electrician wouldn't have owned up even if it were 5 days later. When I sold my property I thought I was smart by having the same electrician who did the electrical certificate for the previous owner's come and just give me one as NOTHING was changed electrically in the house. Low and behold, R20k's worth of stuff "needed fixing". When I confronted the con-artist and showed him the original electrical certificate, he didn't know what to answer me. His excuse was that the previous owner's promised to fix that stuff. I sht you not.

We got into a war of words which I think I won, as I had the advantage of an education past the 3rd grade and he left. I approached both the department of labour and electrical board. None were interested.

Dishonest electrician, I would have insisted on action by the Board, you should have also went back to the conveyancer and estate agent
 
So basically these certifications are worthless/money making schemes....as there is no recourse. First thing, I am doing with new place is having electrical and plumbing checked out.

When buying a house you can at your own cost chose to have a home inspection done, but it is pricy about R6k so be 100% sure thats the house you want to buy.

Board do NOT take action at ALL. The board told me to report the electrician to the department of labour. The department of Labour was your typical stereotypical government department. ZERO fcks were given by them. They were in fact very surprised that they had the power to do anything to the electrician.

And regarding conveyance attorney....that would cost tens of thousands in legal fees. Same with the estate agent. I had just forked out over R400k in transfer fees and R200k in deposit for the property. I didn't have money to piss away.

This ^ is the best advice in this entire thread. Wish I knew this when I bought.
