Estate agent vs RentMaster

So I have a property i want to rent out but I'm worried about non paying tenants. I've heard using an estate agent helps but what about RentMaster? Any idea how effective they are?

I think saturnz uses rentmaster or rentshield or something to that effect and from what he says of them they seem like a good company to deal with.

I am renting out a property at the moment. I looked into Rent Master and Rent Shield, but in the end, I decided to go with an agent and haven't had any problems so far. It's the first time I'm renting a property out and didn't want to be taken for a ride by tenants as I don't know much about the rental rules and regulations. I know Rent Master and Rent Shield provide you with contracts etc, but using an agent was better for me at the time. In the future, I might get rid of the tenant and opt for Rent Master once I am more familiar with the process.

Luckily we found an agent that rents out a lot of places in the estate. He doesn't charge a placement fee and only charges 8% of the rental on a monthly basis, so this particular agent isn't nearly as expensive as other agents which is also what swayed my decision.
 
In a recession nothing absolutely nothing can protect you against a defaulting tenant
Sure you can get all the credit checks but these really mean nothing
Previous history helps finding tenants
But if your tenant is suddenly made unemployed and it happens it does
You will need to be prepared for quick departure or squatting
No Agency is going to do any of the work for you
Good tenants are gold but in bad times good tenants can run out of money too
That's the risk you as owner take
Agents and rental agencies aren't lawyers or turf-out artists

Even if you deleted them plenty of people here have seen them the over the top drama related to them.

Same for the other proof of wheeling and dealing you so desperately wanted. It’s all self-professed on your part, so I honestly don’t know how much more proof you need than the word that come out of your own mouth.

You claim to “not work” yet there is more than enough evidence posted by your very own self that you do in fact put of lots effort into generating income through all the various means you’ve referred to previously.

Effort = work.

A simple look through your post history is all the proof required that you are full of ****.

That letter seems far from threatening to me and thats only one letter not many letters that you have posted as evidence (note you said I send threatening letters, so there should be more than one letter with atleast one threat in it).

I have done no real business deals in the past 3 years, infact all my friends who know me from my days of cars will testify to that, given the lack of contributions I have made on the forums and in actually selling and buying things, unless ofcourse you once again have proof that I am currently wheeling and dealing (which is significantly different to simply doing business), but please do share with the rest of us.

so no evidence at all then, you are just fabricating facts with nothing to back it up

so you can't find one threat to a tenant in that general demeanour? not even in the letter you posted, you do know what a threat is right?

what is your definition of threatening?
 
A good rental agent is worth his commission but they are few.. if you can't find a good agent then Rentmaster or similar is a good second option, just my 2c!
