Good day. Looking to get some insights here.

We have been in our new house for about 3 months now and we are ready to start prepping for renovations. We would like to add a scullery area maybe between 8-10sqm and also enclose the patio/veranda area also maybe 10-12sqm. Which will be a better project to start and what do i need to start off? Have never built anything before.

If in COCT:

1. Do the plans once, otherwise you pay Architects twice and CoCT assessment fees twice.
2. You have 12 months to commence building after plans are approved.
3. It will be cheaper to do everything once, thats if you get a good builder. If you do play the lotto to capitalise onnyour luck. A bad builder will give you problems years down the line, leahing leaving you thinking about why they did it that way.

All we can really say here is that you should consult with an architect/draughtsman on your planned renovations as it will for sure require plans to be drawn up, submitted and approved by your local municipality..

Get at least three quotes from reputable builders (through reviews on Google/FB recommendations etc) and that are registered with the NHRBC (this doesn't mean they are they best, just provides some recourse if things go wrong with your builder and your insurance company/bank (if mortgaged) will likely want work done by NHRBC registered builder..

Just wait 6 months

In America all you need is some nails and cardboard. No plans needed and you can do it yourself in one weekend.
 
I had an afdak built last year.
Step 1 is get architectural drawings, it has to include the existing building.
Most architects offer the service to submit your new plan to your municipal and they will manage the process to get approval.
You will also require a structural engineer to approve the plans. Your architect can also assist with a reference.
Both the architect and structural engineer require onsite inspections prior, during and post construction.
Then your municipal office does a site inspection for final approval.
If you will be adding extra lights or plugs, an electrician will have to install and/or provide an addendum to your existing Electricity C.o.C.

That's it in a nutshell.

My suggestion, is to look at what else you want to do.

Also does the additions you foresee add value to your property?

For those small renovations, the architect/draughtsman and building cost etc might not be worth that effort.

How did this go? I saw people ask if it’s worth it and let’s say I did similar additions to my place and it’s worth every cent no scullery but enclosed my patio and I’m Cape Town it converted it from a rarely used space to a main entertainment hub.
