Finding a small commercial office space impossible?

Hi all, im a bit confused really, i need a small office, small as in anything between 20 and 30 square meter, i have trolled the property websites available but they never really have that size offices listed, am i missing something obvious? are there focused websites for small commercial office spaces or something?

if anybody has any leads, i would appreciate that too hehe, im basically looking anywhere between pta east and west and slightly south included like centurion.

used property 24 and private property, pta east, centurion, pta west. like i said, anything between pta east and west or slightly south like centurion

Try Gumtree they sometimes have some less common office space sizes, at least I have seen here in Cape Town a few.

I have seen plenty small consultants who find someone they know, with some office space and rent from them.

So if you have some people to reach ouch too that's an option. Otherwise put a looking for AD in gumtree, if a bigger venue is struggling with tenancy maybe they will move a wall.
