Just wondering if anyone has experience with Property Fox, Leadhome, Steeple or any other "new-age" cheaper agency? I'm guessing selling price of around 800K, so I'd be in for their minimum fee. Property Fox is cheapest at R35K + VAT, as far as I can tell. I would do it privately, but I'm about to embark on lots of travel and won't be around for much of the next 6 months.
 
Try some traditional agents as well, they ask for much less commission these days.

Leadhome charge R46000+ which is close to what a agent would charge - and they do all the work for you.

EDIT: Forgot to mention - if you are going away, then you can't use these cheaper services becuase they expect you to show off the house to potential clients. They are just post boxes between you and the buyers.

Sign limited power of attorney to someone you trust; pay them R5K and use the R30K for hookers & blow while on holiday.

Anything else is a waste of your money. Private sales are really, really easy.

I'd have to find someone I trust who has the time and inclination to do it! No-one comes to mind....
 
I sold my place in 2017 for 800 000, told the estate agent the most I'm going is 5% that's with their 14% they whack on at the time.
Lead home and those 3% places also whack on VAT and having tried them don't actually do jack. You may as well sell privately by putting up your place on Private property, gumtree and so on as that's all Leadhome and 3% did, while Leap Frog did do a few more things. They even vetted customers who offered below my asking price.

Thanks for that. I do want to go for a more full-service offering since I'll be away and can't be that involved. I'll see what I can negotiate!

I don't know anyone who has the time or inclination to do the viewings for me. And then to do everything else remotely while I'm out the country - it feels like I need a bit more help. If I were around, I'd definitely do it myself - I've bought via Private Property in the past.
