Sea views for just under 500k -

One worry.... I have 20k debt - this is easily covered by friends before application for bond - but not everything will be closed off with credit bereau - say I pay off everything tomorrow - then do application friday.... will debt still reflect under my name if its been paid off?

I'm a little headless with excitement
 
they ask for 3 months bank statements

and im sure the credit check they do runs for last few years

Yes, it will still reflect. Debt is not a bad thing if your account are up to date. They consider your whole payment profile, so if you are up to date and pay on time, it can count in your favour.

Once you fully paid you debt, you can consult the company to send a letter confirming that you have paid. Then you can send it to whoever wants to give you loan.

Well best you make use of bond originator or contact me as I do bonds as well but at a cost :whistle: do bonds, vehicle finance and loans for blacklisted individuals or people who finds it hard too get credit. So if you guys know of anyone looking send them this way.:D
 
Where did you get sea views for R500k?!?!?!

No Sam its none of those crummy places, it has a balcony swoon. 1 drawback is I found out its 30 sqm - that is small

Buuut balcony, marble finishes ....

No Judgements or blacklisting
I think 3 accounts had late payments at some point

Problem is I had 21 short term loans in 4 years - all paid but still..

Prob won't reflect well
 
Meh I stay in a bachelor now - I don't need space. Theres a bachelor in the complex nextdoor going for 535k... I dunno-

I just see that pricetag in the area its in (bloubergstrand)

I was always told buy in the smallest place [If need be] in the best area within your budget

Dude, that's 5m x 6m... You better not need space, 'cause that's about the room you'll need for a bunk bed and 2 camping chairs.
 
Show me a place in Western Cape along the sea with a sea view below 500k.

Broom cupboards and parking spaces here can go way over 1mil…

No, that rule is to buy the schittiest place in the best area. Not the smallest.

But by your rules, I think you won - you definitely got the smallest...
 
30sqm... my ensuite bathroom is nearly 1.5times bigger than that...
 
well schit/small - same diff - if you look at the apartments in bloubergrant/strand - a LARGE proportion are 28-35 sqm

I'd love to buy the unit I am in now - 2 bedroom with attached bachelor flat - belongs to my cousin - selling for 850k- 1 road up from apartment I want- *** complex though

Its like 115sqm
