Hi,

Has anyone invested into property using these guys: Fraction

Seems like a good idea, and given that the input amount can be as little as R100, might be worth a bit of a gamble?

Most cases the return is 10.25% pa.

Any thoughts?

Seems to be in property... not sure if its a great investment at the moment.
How did you find them?
 
I like what I see, it is a wix site and all, but I don't like what I don't see.

Had to dig for information.

In any case. Herewith some public information I could get my hands on. Fraction (properties) is a product of Token Technologies (Pty) Ltd. The sole director is a Gundo Marvelous Nelwamondo born on the 16th of September 1996. The listed ID number is also connected to the following companies:

Token Technologies (Pty) Ltd - registered in 16/01/2015
Glass House Capital (Pty) Ltd - registered in 04/11/2016
Plait Food (Pty) Ltd - was registered in 04/01/2017 but is currently in a de-registration process
Paperfi (Pty) Ltd - was registered in 08/02/2018
Glass House Properties (Pty) Ltd - was registered in 09/02/2018
K2019484751 - was registered in 11/10/2019 (new registration, so no public name yet)

Mr Nelwamondo seemingly went to Capricorn High School and passed matric with four distinctions and obtained a Bachelor's degree at UCT in 2017. I obtained a cellphone number and a gmail address that I won't share here, but is public information, so I am willing to share via PM if anyone ever needs it.

I then delved into the projects and images used on the site.

Ha. A boatload of random "project" images on the site are used on other sites, leading me to believe these are stock images.

They also keep on referring to a Preferred Developments Proprietary Limited but no such company is registered with the CIPC. There is a Preferred Development, but that is a CC. There is a Preferred Developments Pty Ltd registered in Australia though.

I could not find any ties to any body, building association or regulator etc. Not that that they probably have to be.

Edit: To make it clear, these guys could be 110% legit, I am not saying otherwise - ask a lot of questions when you go down this route.

Just a bit of google-fu and knowing how to leverage public information. ;)
 
Another useful trick is looking up addresses on Google maps.

In this case their website lists 23 1st Ave Houghton and 10 St John's Rd Seapoint as their JHB and CPT offices - these seem to be a house and a flat:

I know nothing about this company, and for all I know they could be 100% but based on what I can see here I wouldn't be in a rush to invest any money.

Quite plausible, as the last known address for the director is in in the Waterfront.
