Hi

I am a total noob when it comes to property. I need advise as to where and what I need to get in terms of plans for a granny flat. What do they generally cost? I am in Cape Town, Northern Suburbs. Thanks
 
You will have to contact an architect or draughtsman to assist you with it.

They will be able to give you an estimate on costs.
 
We are busy doing this, we are also in the Northern Suburbs. A lot of draughtsman tend not to even bother visiting, we asked about 5 to come and help with plans and only Karel from www.lifestylearchitecture.co.za pitched. We got his details of a Bokradio ad. Our plans cost about R4800 near the end of last year, and then it took 2 months for the plans to be approved, municipality was very slow. We first drew plans as we knew we were going to do the building no matter what the costs were and then we got a builder in for the quote estimate. The problem with builder is that we first got a builder in and he disappointed us with some earlier alteration work, the next builder we got, we had him do 2 odd jobs and he was brilliant; he made sure everything was good. Now with the bigger granny flatlet that he built, I think he could have done better so can't recommend him. BUT, builders are like medical aids in my opinion, there's always some problem with any of them.
 
Plans will be about R5k - R10k.

Building will be around R6000 per square meter probably.
