Hi

Was wondering what kind of home loan interest rate have you been receiving? Has anyone been able to get prime or prime - recently.

My colleague received 9.015% on a 95% loan this week. House is R900k. All the 100% loans were at higher rates.

Take a look at SA home loans, first time buyers usually get a higher rate, but also depends how much deposit you put down.

Prime - 0.85% about a year ago from FNB. Just under 80% bond.

Prime -1.5 100%(rental property R350k) & Prime -1% 90%(primary property R1.1m)
Both with Standard Bank

Prime +0.1% Nedbank 100% 1.2 Mil

Age was against me since i was 27

Got 8.9% in December. 90% loan with SA Homeloans

looks like i got screwed, FNB Homeloan 95% Loan 1.55mil house Prime +0.6

I'm 29.

P.s. Xcaliber what do you do to afford a 1.2mil house at 27?

OK, so i have thought about this thread... We aren't providing Dates when you got the bonds.

The Banks are stricter now then a few years ago...

2007 - 80% bond with nedbank Prime - 1.75%
2014 - January 80% bond on 1.7mil @ Prime - 1.1%

2013 - 100% Bond with Nedbank. Prime - 0.25%. Loan was for R860 000. I was 29 at application. Bond in my name.

May 2014 - 925 000, 100% FNB at prime + 0.3%, age 29 and bond in own name. Darko, you got lucky with -0.25

Common guys you are not comparing apples with apples. It is all about risk and return, higher the risk ie age, financial security, surrounding house prices, then rates will be quoted accordingly. Also if the banks have spare cash, you may get a better deal. Also it might be wise to add in other factors like insurance rates, cash rewards etc. Someone employed in the mining sector right now may pay prime plus 3.

I got 8.9% (before rate increase recently) with a 15% deposit, first time buyer so I'm happy camper

Sweet.

I got Prime - 0.5% in 2009, wonder if I'd be able to refinance at a lower rate. I have a ton in the AccessBond though, don't really want to lose it.

I suppose it'd have to be a far better interest rate to overcome the cost of a new loan though.

Seems the going rate isnt great atm, 5 years ago I got prime - 1.8 as a first time buyer with 100% loan.
Will see what I get in the next month or so seeing as the other one is fully paid up.

Well done on that.
How'd you manage that though? Installment value was well below 20% of your net salary and you put down a decent deposit?
