Home title deed

In that case its a regulatory thing. It would probably constitute reckless lending if you drew both to their max.
Yup.

I understand their side and you will be get people who will do that . That's why I just did as they asked and closed one

Call centers are not open right now. Is it easy to get a copy of title deed from the bank?

Am I right in saying that whomever owns the house, physically has the title deed?

So in my case, I had an FNB bond which I cleared last week. I've asked to get the title deed and get the reply :

You will need to contact the attorneys to confirm when your title deed will be delivered.

Do the bank send the deed to someone else when a bond is cancelled?
BS, as the bondholders they supposed to have a copy. I got mine from my bank easily.

He was talking about the cancelation process.

The bank sends to bond and title deed to the attorney when the bond is canceled. Which is a process in the deeds office only attorneys can do.

Then once that is done the original title deed should go to the owner. Not just a copy.

Depending on why you need it it would probably be easier to get a deed search.

Call centers and banks should all be open and operating.

Yeah I realised that afterwards. Didn't have coffee yet lol

I picked mine up from the lawyers and there was a fee. Its a lot less impressive looking than I thought.

Also, to answer this question, not really. Whomever owns the property at the deeds office is the actual owner regardless of who has a piece of paper. Ownership of land and property is maintained in the deeds register I believe. There is a legal step you do with those lawyers that removes the bond from the property in the deeds register. You where also the owner before paying off the bond but a bond would have been registered against the property giving the bank certain rights to sell it should you stop paying. All that changes after you finish paying off the bond is that the bond against the home is removed on the register. Removing a single bond as stated costs a bit but if you have extended your bond a few times I believe the legal costs do go up to unwind it all.

So, I was at a spar and saw that FNB branch next door was open with hardly anyone inside. I enquired and they had no clue but they let me call from their landline. Some lady picked up and I couldn't hear a thing as she seemed to be sitting inside a fish market. However, I conveyed my request somehow and she said she has sent me a copy on email. Nothing received after 3 days.

Then, after searching a bit on app, used secure chat option and someone sent me a copy within 5 minutes of starting chat.

Moral: This is FNB strategy of persuading customers not to use branch or call centre.

Do not close your bond! Biggest mistake.

You have access to funds that can be used for stuff like home improvements ect.

My title deed transfer cost just under R4K :(
