House Renovation... costing questions?

Wow, I have just gone through this thread and all I can say is wow. I recently purchased a fixer up and I would like to do the following:
1) Paint the whole house interior exterior and roof.
2) Put porcelain tiles in the hall way, two bathrooms (floors and walls), dinning area, kitchen and living area.
3) Redo the bathrooms e.g put new tub, shower, toilet and basins etc.
4) Carpentry new kitchen cabinets and and possible new cabinets for the walking closet.

I need you help with supplying contacts for a good, reliable, honest, affordable tiler, plumber, painter and carpenter. If possible I need these workmen to be different people so that the some of the work can be done in parallel.

I am close to Randburg Central.

Rough costing (since I'm doing a similar exercise at the moment) per item

1) R20k more than likely, and thats not using a professional painting crew, it sky rockets if you are.
2) R200 per sqm is probably a safe number to work with for tiling, including tiles, material and labour
3) R30k per bathroom is also a safe number and that gets you average finishing, not high end
4) R60k for new kitchen, if you are redoing the layout.

Cool, finger crossed i I have budgeted roughly around the figures quoted above. I just need to get the contact details for the people that have done work for Joka69 & SFourie_15.
 
Also, keep some budget for the unanticipated things. Like having to do more plumbing than you think was necessary because the existing installation was done poorly. I'm talking re-piping, but also just general water supply and electrical issues.

Yeah, you're looking as at least 10% (usually closer to 15-20%) in cost overruns for major renovations in my experience.

So I would really like to advise as a lot of things are wrong and not 100% which is what I needed.

I have finished almost everything but the problem is that they guy fitting the wooden flooring said don't worry about the floors he will sort it out and murphy's law its all uneven.

My uncle has just opened his company to do all of these things so I should have went with him instead but didn't want to wait. Now I pay the price of not waiting.

Its not really that bad though, but me being very pedantic about things the 1 tile that's not level catches my eye everytime.

You can PM me if you'd like to chat as my uncle is really reliable and trustworthy and he will be there throughout managing the project.
 
To give an example we just renovated a 120 sq m unit. Tiled floors, 1 x full bathroom, 1 x guest toilet. Painting throughout. Did not do the kitchen.

Total about R180k.

EDIT: Bathroom was a total revamp. Gutted and redone.
 
Hello. I'm in the preliminary stages of potentially renovating a house - roughly 1200sqft. I know during COVID that cost of labour and materials went up, but how is it now? I'm thinking of budgeting 150-200k, but not sure how much that will get me. It's not a full gut job, but would like to change flooring, renovate 2 bathrooms, and kitchen. Add pot lights to basement and main floor. Looking for advice on what is worth it to spend money on vs. getting cookie cutter Ikea stuff, and generally how much to budget these days. Flooring cost range? Bathroom Reno - 20k each? Kitchen Reno? 50k? Lighting? 10k? Not sure what is reasonable, so any advice would be appreciated! We also don't need super high quality stuff, but definitely whatever you think it's worth it to splurge on (ie. Marble countertops for kitchen, etc) Also want to know any recommendations for trades companies/designers! Something that won't break the bank but good quality and won't do a super cheap crappy job, but also don't need house & home style. Thanks!

I assume you are not in SA, if so, I can't help I only know SA pricing and rates in SA in ZAR.

Can you give us an idea of what you mean by "Renovating"....

Yeah, that sounds like a small budget. Decent kitchens these days could easily set you back 200k for an average makeover. Bathrooms also not so cheap with the average tiles and fittings easily setting you back 40k per bathroom. Then while you have the tiles off its better to change the galvanised piping to cooper while you can as these corrode over time and then leak. The labor costs also add to the end product and quality of workmanship. Remember that this is something you're going to live with for the next 10-20 years easily so you want to make sure you do it the way you want and are happy to live with it. These things are also better done before moving in so its less disruption to your life. You will also need to think about painting the inside and that also comes with things like filler and in some cases re-plastering where there's cracks. The ceilings would probably also need a coat or 3 so factor that in. Using cheaper paint will mean you'll have to repaint sooner (and that's a very messy job). Better to do all these things before your furniture and stuff is in the house.

This is at a high level some of the things you need to factor into renovating. I can give you more details on things i've had to do later which i should have just done in the beginning.
