Other than problems with the township at the circle from time to time, Hout Bay is still a wonderful place. Be prepared to enter/exit via World of Birds as a result. Hout Bay Beach has gone down so if you live there, I would swim elsewhere. Often full of litter and dog shiit. And gone are the days of playing in the pristine river which is seriously polluted now. Fond childhood memories!

It makes my skin crawl when I see tourists walking on the beach and through that small river mouth. They have no idea they're walking barefoot through raw sewage. There are warning signs up but they're written in such small letters I'm sure nobody reads them.

yeah, i have decent memories of hout bay and will keep them intact, i dont visit at all anymore, except when heading towards chapmans and the annual visit to world of birds

Are you looking to buy in Paddocks or in the Peznace area?
On that side of the main road I would only consider something pretty far up the neck or in Scott Estate.
Houtbay is nice for a weekend visit because it's a beautiful area but is notorious for unrest.
I think its looking for trouble buying anywhere where protestors can shut down any movement in and out.

That’s true. The ocean there is filthy. Full of plastic and rubbish. We don’t normally frequent it. There are good properties there for living, however if I were to choose a holiday home in the Cape it would be Pringle bay, Betty’s bay or further up the coast.

I stay in Hout Bay .. near Kenrck on a small holding . I don’t even know that IY exist except for signs of a fire every now and again . Depends which side of Hout Bay you stay at ..I can’t complain
Llandudno gets it water from Hout Bay …big issues on that supply . Your inflated rates bill won’t save you but the private security company ( ppa )is pretty good in Llandudno and ccp good in Hout Bay . Personally other than stretch by iy I don’t think Hout Bay that unsafe!Rather spend "a bit" moreand buy in Llandudno.
At least you will be able to get out and away from protests when tyres are burned in the main roads - unless you have a boat.
I don't see the situation improving, it's only downhill as it has been for the last 20 years.

I spend a fair amount of time in Hout Bay, but would never consider a holiday home there. I would look on the Kommetjie side, or Noordhoek, or Scarborough. Better beaches at Kommetjie/Noordhoek, cleaner water, less crime, less risk to my investment. Property is also priced quite well there for something by the beach in Cape Town.

I was/Im attracted to the investment oppotunity in a particular estate, the ROI is pretty good. Its a very very good investment opportunity, and I also like my own private space, at the farm/plot in Paarl we enjoy the farm life and privacy, but can give it up for the views to be honest.
Well, I do use my current smallholding as a home whenever Im in the Cape, which is about 2-6 times a month. I build it up with my own hands, well a small portion thereof. My wife also prefers to stay there, outside of the school holidays, she is dead-set on a Cape home. Mossel Bay is way out of Ape Town, from the airport to Mossel Bay is far out. I host business guests and so I cant have the home too far out. Long term I think that we would be settling there.
Lol, a part of me does appreciate the vistas but im concerned about the valuations. I dont have a problem with them personally, but its just too much. The area is in your face and the developer is scoffing at them.

They are far out from the airport. I'll look at them, but my strategy is to have a good income from the development. I do now think its to good to be true.
Im looking at buying into an estate close to Victoria rd, but ill check Scott Estate if they have any vacant plot available. Okay, its Kerzner Estate.

The issue is the sewage runoff from Imizamo Yethu which the City of Cape Town seems unable or unwilling to get under control. All that sewage basically runs downhill to the Disa River and then down to the beach.

Look most of it is incredibly beautiful but that township is a real problem. I'd still go there for a weekend but inves millions on a property.. Nope.
Go for it man... if you enjoy the smell of human **** and piss flowing into the circle as you drive into the area. Don't go swimming in the beach, it's the bay's arsehole. Think you can just avoid the bad areas? "Please sir give me a R2" while you're dining on a restaurant patio. Lived there for donkeys years, it's fallen hard. Look for an area where there's no squatter camps if you enjoy stable property values. Riots, tire-burning, fires are common place at the Imizamo circle (taxi riots last week as mentioned) and the entrance to Hangberg (the harbour), the fisherman have had protests there and blocked the entrance for residents.
All this talk of Hout Bay property growth, I can't understand it. Those larney's with mansions in the area will face the music in a few years once the property market finally realises it's turned into Gugulethu Bay.

That's on the Suikerbossie side IIRC. I'm not that familiar. Should be very nice, also easy to get out of HB via Victoria road.

Ya, Im thinking the same thing, but Im still willing to give it a shot. I'm still the egg on the fence, I think a one week staying there via AirBnb will bring me to a decision. It will be a LSD.
You have just stoked in the fire of my fears. I dont want to be those "larney's", but I really doubt that in a few years it will be Detroit, still looks great. The whole sales pitch doesnt make sense to me. I can however lean towards the area, depending on sensible projections. Im willing to dance to the piper's tune that Hout Bay is all that it is, for so long as I get my sum in the short to medium-term.

Thats another problem. The erven (estate) doesnt flow easily into Victoria rd. There is two gates one of which is the contractors gates ( from Victoria rd) and the other which leads you into residential properties and over 2km to the main gate. It really looks nice overall, but the stag is still there.
Thank you to all that contributed. I will ask if the architect will be able to "make a plan", donations will soon be accepted for me to "move up" closer to the CBD.
