How to evict defaulting tennants.

There is confusion concerning the law: It says you can't just throw the person out into the street the very next day if he fails to pay rent. But you can put 20 farm-workers with the defaulting tenant. The defaulter can't run to the police there is nothing he can do since he isn't the owner. The police has no right to evict anybody you have placed on your own property.

Then rotate your new "tenants" every second day. By about a week the defaulter should leave. This will cost you less than going to court to get an eviction order.
 
You have 48 hours to evict anybody from your property that shouldn't be there. Thabo who is responsible for this mess had to allow this in his frantic attempt to make all property worthless. I am actually glad in a sense that Shabir Shaik will govern SA from next month, he doesn't have an axe to grind with the umhlunugus, he is more concerned with building his business empire and that means property rights must be restored.

Somehow I think you are interpreting the law incorrectly, as usual, wifybaby

ou've given the 1st tenants full use and enjoyment and they are entitled too that.

As far as I understand it that once the tenants don't pay the contract gets broken. Thus the lease also becomes null and void.

The owner of the property is then allowed to do with the property as he pleases. He just can't evict the people living there (how screwed up is that?)

There something I forgot to mention when pulling this stunt. Your defaulting tenant will run to the police. Make certain you run to the police first. You surprise the person stealing your money with say five farm workers by leaving them on his stoep. You cut a bee-line to your police station with five other farm worker "witnesses" and lay a charge or complaint report that the existing defaulting occupier is trying to evict people you have placed on the property.

Thus you turn the whole thing around, the cops will come out see what is fault and explain to the defaulter that the SAPS can specifically not remove anybody from a property the title deed holder has placed there. If he the defaulter has issues he must get a court order, which would be preposterous. I really , really hope our new president Shabir Shaik changes the law so he can get that R30mil Thabo confiscated from him back as soon as possible. To get investments property rights must be restored and I hear the Saudi's are going to invest in SA agriculture and for this to happen there can't be any expropriation laws. :)
 
From what I understand is that you just have to place the person in a position so they want to leave. Wouldn't the cutting of water and electricity be the easiest step or is it more complicated than that.
