Recently purchased a house and was aware that the garage had corrugated asbestos sheet roof, and all gutters are asbestos, which I plan to replace, but did not realise the slate tiles could also contain asbestos. Had them tested and confirmed recently.
Since then I have been in contact with several roofing companies. I have looked into the encapsulation option but it does not make sense given the condition of the current roof tiles.
My question is, which is best to go for between the concealed lock (such as springlok or klip-lok) and the IBR sheets? Is it worth paying extra for the clipping option?
One company tells me the IBR carries risk of leaking and screws need to be replaced every few years. Another tells me that the concealed options (springlok/kliplok) will have too much wastage based on the sheet size and that the labour costs a lot more to install, but its not necessary to go this route.
IBR - How much maintenance are we talking here? How often are screws generally replaced. Is it every 5 years/10 years/ etc? Are there any other disadvantages?
Springlok/Kliplok - Is it worth spending around 50k more for this option?
Roof size is roughly 200m2 and pitch is quite low, around 17 degrees if I remember correctly.
