Hi all,

A quick scan on the internet to find some reviews on IGrow property investments and wealth creation comes up empty. I am a start up buy-to-let investor with two properties in my small portfolio and I am interested to sign up with IGrow for their expertise in structuring one's portfolio for maximum growth. They seem to really be on top of their game. Has anyone dealt with them and can attest to the value they add?

Your input will be greatly appreciated.

Warm Regards

Van

What a website: http://igrow.co.za/

...

I'd try researching this guy first: Jacques Fouché

Are you attempting to build some type of property portfolio with multiple commercial/industrial properties? (or maybe just a few small rental homes?)

Wow! Looking at that website there's no way it could be a scam - I mean they have DVDs 'n ****!

Amazing how these scammers and tricksters never realise that all their websites fit a certain criteria that shows they are bull**** from a mile away. I guess jokes on us though because just from this OP being posted shows they are still managing to rob people blind.

Or maybe the OP is the trickster and his question is a marketing ruse.

either a ponzi scheme or an ebook scam / "network" scheme where you make money by selling ebooks/courses on how to make money.

stay far away.

Think SauRoNZA was correct - some scamster trying to raise awareness for the next big score.

Hi,

Why do you advise to stay away?!
I just paid R20 000 deposit on a development and the attorneys wants me to sign a addendum that gives them the right to pay over the deposit to the agents? Ooo, now I'm nervous!

Not a scam, dont worry. At the very worst they might be over optimistic on property value and rental returns but they have a sound business plan: getting people to invest in high demand, high rental return entry level investment property and they offer the full turnkey solution services. If you have surplus cash this is an excellent way to grow your wealth, having someone else pay for your property, and investing into first phase developments you also score on value.

people really falling for these types of cons deserve to have every last cent they invest lost. End of story!

Its not a scam though. You invest in properties directly in your own name. They make money from marketing the development and from management fees of managing the rent (if you choose to use them). Also make money from using their lawyers and bond originators etc.

The only risk is possibly buying into a development where the rental projections and demand and capital growth will not meet what they state.

You see nothing wrong with that website? You see nothing wrong with paying them fees on a rental property that you can not afford if you want to maximise income from the property?

mods should just delete this thread it is a bad adverisement for what is probably a scam and at best a horrible investment...

Can not afford? Not sure what you mean there? You pay them fees to get a tenant on your behalf and them collecting the rent and doing inspections like any other letting agent would. That is if you choose to make use of them. Else you can just buy a property through them and manage it yourself.

Their business model focuses on entry level high demand high rental return property. Those new development where working young couples can afford a decent rent but cannot afford to buy aka most people in their 20s. People who want to live in new development areas close to shops, schools etc with security but who cant afford to buy.

Apart from the marketing style and the website that looks like a "get financially free" scheme there is nothing wrong with it. Its simply property investment. Most people buy an investment property they themself would live in when the better return is found in the lower cost market where your shortfall is as low as possible.
