Inexpensive building options

My yard is a huge and I've been contemplating a granny flat. The numbers that I see kicked around in the news site are as high as R9000/sqm, which I know I can beat easily if I get a few independent guys from train station. That's okay.

But I've been wondering if building with drywalling or ICF is al all a reasonable option. I can calculate the cost, but does anyone know what the pitfalls and regulations are?
 
Just getting an architect and planning is going to cost you over R20k.
 
If drywalling or ICF might as well get a fancy tool shed.

Have them build the shell and Drywall internally. Alternatively, Concrete base, Construction timber the frame, panel with all weather board, and clad with finished panels. Just how the Americans do it. Depending on your Granny flat, the shell option is a good one.
