Jhb property ideas

Evening.

A mate of mines folks have a property in Norwood jhb just north of the Houghton golf course. Has nothing on it besides some trees , blocked sewer, municipal water and 2 holes for boreholes. Had prepaid but it got stolen. Decent wall but anything is stolen if left over night. 2 sides have neighbour's elec fence.

Its shorter length faces west with a nicish view. Guessing 25m x 75m.

Property is paid off but undeveloped land attracts rates of around R4k per month exc water.

Its just sitting costing... Neighbour's don't like it as it apparently used as a safe haven.

What would you do?
 
An undeveloped property had a prepaid electricity connection? :unsure:
Yup. That was the first thing done. One needs to submit plans and build up change classification
 
Why pay water ... especially if there are two boreholes?
One is still sealed. No idea what's down the hole. Other has a pump stuck down the bottom. Water was like at 10m
 
Turn it into a driving range, then rent it out to Houghton Golf Course, of course.
Not that close. Halfway between golf course and James and Ethel Grey
 
I have another idea, and this one is a doozy.

Lay out a giant mousetrap-style contraption, but big enough for a human, with a treasure chest as bait. Disguise the trap with creeping plants. Slowly, you'll rid the neighbourhood of vandals and your property value will go up.

Finally a decent idea.

Please ignore bylaws and kak for now.

Other ideas included and not limited to:

Kids adventure center.
Coffee shop with play area.
Farm (just like Clarksons farm)
Neighbourhood play area
Farm with individual areas for hire. (plant your own crops for kids)
Hydroponics
High yeild farm like saffron?
Weed farm?
Kids party venue?
Theives hideout. But charge of coarse.
Solar farm?

Does anyone know what the minimum is required for a erf to be classified as residential/business? Cost of this undeveloped land is almost R5k a month for nothing. Total waste.

Just checking if anyone here lives in Norwood and what it's like now?

I know Grant avenue went down many years ago but driving through recently it seems to be fine again.

Some food restaurants etc

But the area itself?

I see some decent houses but also some that seem to have been left unmaintained.
Also Alot of houses for sale in the area and wondering why..

If there's a reason so many ppl are selling up and moving out of Norwood?
