Landlord responsibilities??

We moved out our rental end of May after living in the house for over 5 years..being very good tenants and never being late or missing a month. Im so pee'ed off as just got the final deposit recon from landlord and as it turns out, we will land up paying her nearly 1k (so far as she is still waiting on a final quote for a repair). Also, when we moved out, we had carpets, house and garden cleaned up.

We initially shared the property with a flat but when those tenants moved out, we took over the flat too.
House was painted when we moved in, flat was not (she never did any inspection of flat when those tenants moved out) and she has charged us for painting the entire inside house and flat. Kitchen counter under the taps disintergrated from water (wear and tear??) and she has charged us to replace the entire kitchen counter. The toilet in the flat, the flush handle didnt work, just needed a catch and we have been charged R900 for this repair.
Also, our dogs chewed a window pane in the lounge, no ones fault really as we had a moron drive through our wall and while the repairs were taking place, our dogs had to be locked in the house for 2 weeks straight..we did mention numerous times of the urgency of getting the wall fixed to landlord while she was umming and ahhing with isurance etc. but it could do with just woodfiller and a revarnish however, she is still waiting on a quote for new window/repair.

We are more than willing to pay for repairs but seriously?? she has even charged us for masking tape/flat sheets/polyfiller(for what I dont know as we filled all our holes ourselves before moving out) etc..and Im sure I read somewhere she actually has an obligation to paint the inside of the house every 5 years?? This means we have just forked out over 6k for all her upgrades and making the house nice for her new tenants?

Do we have any rights at all here? Before I start screaming rental tribunal at her which I dont want to as we have always maintained a decent relationship but surely this is a rip-off? Also, its been 5 weeks since we moved out and we have only just received all the slips etc for repairs.

Any advice would be appreciated and sorry for long essay! :o
 
They can't charge you for wear and tear repairs, i.e. painting.

I'd imagine you'd be liable for:
dog damage
kitchen counter (unless brought to her attention before it got damaged)

With regards to the flat, if there were issues when you took it over, you should have let her know.

There were no issues with the flat per say bar the loo, I just dont see why we have to pay for the painting if it wasnt painted when we took it over. Also, surely she should have let us know it was going to cost R900 to repair the loo so we could have just gone and installed the part that was needed ourselves. Paint, not any old paint, R900 per 20L...if we had known, we would have just bought normal pva and painted ourselves??? I mean FFS, we just bought paint for our own home and it was half the price.

The kitchen counter was bought to her attention before we put in our notice.

Lolz, she did thank us. Also told us how sad she was to see us go thats why Im so annoyed she is making us pay for her upgrades now!

as for your landlord- sies on him!!!
 
Apart from painting, you were liable for everything else.

I understand the dog situation, etc. but legally they'll still keep you liable.

Paint is fair wear and tear. If you are in CT there are some numbers you can call to possible get at least the money for the paint back.
