As the title says its always about location. I am thinking about buying a place in Cape Town, and being a Durban boy I don't know every suburb very well.

I am looking at a place in Plumbstead, and just wanted to know what people thought of Plumbstead. From what I can see is Diep river is a nice area, and Wynberg is dodgy and since Plumbstead is in the middle of the two any input would be super.
 
Remember that location doesn't just mean area. It also includes things like how busy the road is on which the property is located, proximity to shopping centres, hospitals, schools etc.
 
I don't know CT well, but generally speaking, as far as location is concerned, remember this:

Rather buy a smaller place in the best suburb you can afford, rather than buying a mansion in a not-so-good suburb.

Yip exactly. So doing my homework before I go any further than looking around.
 
Wynberg is a bit dodgy around main road but there's some pretty fancy places up the mountain. I wouldn't call diep river a nice area. It's a bit more industrial etc. Plumstead is a bit of a poor to middle class area. Think lots of vibacrete walls and the odd neglected house here and there.

So i should prob look further North? I wouldn't mind looking in Pinelands or so its just work is in Toki.
 
Pinelands is aka Lower Langa... Quite a nice area on "first" bit coming from southern subs/town. The side that's closer to Langa is much cheaper. Pretty far from tokai though.
Are you buying this property to live in or as an investment property or a bit of both? Nothing wrong with plumstead or even bergvliet if you found a place you like in a good "part" because both of those areas vary quite a lot.
 
The logic behind the idea of getting a place is that currently i am paying R3750 rent in Pinelands.
Not too phased about that but it would be nice to make my money work abit harder then just paying off someone else bond.

I can muster up about R400k deposit and, so looking at a max of about R900 000 place, R500 000 bond. The best would be a 2 or 3 bedroom place and have a roommate to pay off the bond while i'm there. That leaves me with extra cash to put on top of that and pay the bond off quicker. So in summary abit of both. Would be best to have an investment property but wouldn't it be better to own a place to stay first?
