Hi all, I am thinking of buying a new development, the ones which you buy the land and a plan off from an estate agent and they build it for you.
But when I look at the contract, I see they add in a section for "voetstoots", and I am a little bit confused, correct me if I am wrong, but I thought it is a law that all new development must be registered with NHBRC (I see the contract refer to the act as the national building regulations and standard act 1977, but not sure if this is the correct act that should be used), my new development will be registered with the NHBRC, but since "voetstoots" is in the contract, would it poses a problem with NHBRC guarantees if I need them to fix a leaking roof say 3 months down the line?
I tried asking the agents, but they are not really clued up with all these regulations... Which is why I want to ask people here whom are experienced in this before the I talk to the developer as they will probably just say that is common practice or something...
And one more question is in regards to the telkom connections, the water and electricity will be done by the developer, but what about telkom land lines, is it suppose to be the developer's job also? Unfortunately, as far as I know, Telkom haven't layed the cable in that area yet, how does one go about this, do they ask the municipality or go to telkom directly to ask them to lay the cable? Any idea how much it will cost me (or does it cost the municipality / telkom / developer)?
