Anybody know what the following means from lexis tracker notification? Not sure what to do.


Await electronic bond instructions from ABSA Bank (bond granted on 1 June). *24/06: Buyer to advise regarding bond instruction please, still no instructions to date.
The bond Attorneys have not received their instructions from the bank.

Contact the bond broker.

Received this notice last night from attorneys:

During the month of June the Pretoria Deeds Office has so far been closed a total of 8 days out of 13 work days due to Covid positive cases (with no certainty that it will re-open on 22 June and what will happen further).

This impacts on our ability to lodge documents and to register it.

The Pretoria Attorneys Association (PAA) advised that this has created a huge backlog (16 000 deeds must still be examined as on 17 June).

From a practical perspective this means:

  1. Registrations anticipated for end of June will not take place and that a minimum of 20 additional days should be added to the anticipated registration date.
  2. The PAA further advised that it will not serve any purpose to lodge now with a City of Tshwane, HOA or Body Corporate clearance that is not valid for at least 3 weeks, if not longer. The effect is that we will have to re-apply for these certificate.
  3. Transactions already lodged will have to be re-lodged after new clearances (at City of Tshwane, HOA or body corporate) are obtained (should it lapse whilst in the deeds office).
We will keep you informed and where necessary assist with addendums to arrange occupation etc.

We share your frustration with the situation and assure you of our best service to register your transaction as soon as possible.

But then also today received our weekly updated and it shows our matter is scanned to Level 1 at the deeds office.

Might still be a while. Oh well. What is another week or two after 7months of waiting.

Cape Town deeds office also had a closure yesterday due to covid. I was scanned to level 2 on 22 June. I hope they opened today and that if moved to level 3.

Is it possible to negotiate a better rate after accepting an offer? My offers were

Std Bank - 6.8% (10% deposit)
Nedbank - 7% (Revised from 7.6)
SAHL - 7.1%
FNB - 8.1%

Time was running out on my OTP so accepted Nedbanks offer because i didn't have the deposit Std bank wanted, sent through bond approval to the transferring attorney's, now SAHL wants to beat the 7%, so my question is, should SAHL come through with 6.9%, can i show that to Nedbank and get them to lower their rate even though I've accepted their offer?

ABSA usually offers the best rate. Why didn’t you get a quote from them?

I really hope not...my stuff is almost ready to be lodged and was hoping it would happen this week

Also in the final stage. I think the attorney is due to lodge sometime this week.

I hope it is still open

So the seller, without my knowledge or agreement went ahead and fixed some cracks that were on the wall of the property and wants me to pay for that, am i liable for those repairs? Why would i even be liable for repairs on his property that he initiated himself?

you are in no way liable based on that information

just received a sms that it went on prep today. Contacted the transfer attorneys they say they are planning to hand in on thursday for registration on Friday. The owner has been pushing to only move out on 2nd which I couldn't assist him with because it would mean I have to send my things to storage, pay for transport of things to storage and get a air bnb for a couple of days (which he was not willing to pay for)

This is just too convenient. How long does prep usually take?

I guess it all depends on your OTP. If that specifies on registration, then you will likely need to be the one to make plans.
As to how long prep takes, that's a piece of string. Many a slip along the way possible, as you will see from earlier in this thread. And even more so in our current COVID situation.

My OTP says as soon as possible and I move in on registration. If if went on prep today... why would the transfer attorneys say that they are "planning to hand in on thursday" I understand the deeds office may have delays... but I can't see why the transfer attorneys would only hand in on thursday if all is in order from their side. Today is monday

Max 10 days. 3 staff guys check it, to confirm they are happy. Once happy, its registeted
