My new property is with the level 2 examiners in deeds office. Expecting for it be to up on prep later this week and registered early next week.

Super excited, got some gadgets (Shellys, wyze cam 3's, sonoffs) eyeballing me in a box waiting to be installed next week.

Do you have internet installed at the property?
I moved in my new place about 2 weeks ago, had to migrate the fibre to the new address,
and then the wifi didnt cover the whole property.

So was running ethernet cable around the house last weekend.
Pulled in some extra ethernet for Hikvision POE, and installed a Unifi AP Lite, POE Switch.

Need to start looking at home assistant again and get some sonoffs deployed
and other home automation tasks.

Yeah the fibre was installed last week at least. I've had to cancel the deactivation with current ISP three months in a row due to delays with the transfer. New ISP billed me pro-rata from date of installation on the 13th. It's the least of my complaints though.

Transfer duty .... what a bitch

£7k on our property here, just on that portion. Another £1200 on lawyers and stuff. And, there's currently a big discount on stamp duty here, at the end of september that portion goes up to £9500
And if you're a non-resident, another 2% on top of that... I pass the residency test the day before transfer happens

With these riots going on, I am not so sure I want to buy a place anymore.
No reason not to, SASRIA should cover most of it.

Important thing is to protect your savings. I've started transferring my savings to a USD account for a SHTF scenario.

If/when the rand goes the schit, paying the property off will be easy since it's bonded to whatever amount...

My question is do I still want to live in this region Long term, I don't think so anymore, specially have a property tying me down.

How did you get the USD account? Do you mind sharing more info on that?

Most of the banks offer them. You can usually choose your currency.




Interest rates are crap on these so don't put all your eggs into one basket. Rather use it to build up a decent slush fund of some stable currency...

Bonded only half of it. Buying cash would mean giving up my current property which is paid off.

I would rather the rent from my current property go towards paying off the new one. Plan to bond another rental next year and write off most of the expenses against the income, then start pumping excess cash from the new primary once it's paid off in a few years.

The aim is to start getting more cash flow asap while expanding my portfolio. I don't want to be writing off expenses forever...

Good day All, I don't know if this has been asked/answered I tried to follow the whole thread but its just too many pages and I hope you do not mind offering your guidance.

In the second week of this year I signed and offer to purchase for a house I fell in love with. My offer was the first offer on the house. On guidance of the estate agent the lapse date of the OTP was 8 days. The agent never took any initiative to get back to me and I strongly feel my offer was used to solicitor for other stronger offer.

On day 3 after signing the OTP I reach out to the agent to check on any feedback from the sellers, I was advised that the seller was considering my offer and they liked the offer.

On day 4 I followed up I was advise there was now another offer on the table which was very close to mine but the sellers liked mine, I should do a pre-qual and put in a deposit. I asked the agent to ask the sellers to respond with a counter offer so that we could negotiate. The agent never got back to me.

On day 6 I followed up with the agent, they asked me what would be my best offer, I verbally advised a figure that was slightly more than the original offer. They again advised that my offer was very close to the other offer and I stood a strong chance.

On day 7 I followed up again, I was advised that the seller was still thinking of my offer and they are considering removing the solar system from the property in order to accept my offer, I asked that the seller provide a counter offer with those conditions as I could take that into consideration again there was no response from the Agent.

On day 8 the D-Day I waited all day until 8PM the lapse time and got no response from the Agent, tried to call the Agent they did not respond.

On the next day I called the agent and they told me the offer was declined and they now had another offer on the table. I asked the agent if I could put in another offer and agent advised that the offer should be close to the asking price or should be the asking price. I advise the agent that I will be putting in another offer at Asking Price and they said that was fine. After 20 minutes when I was done completing the new offer the Agent told me that the seller just accepted another offer. Later on after an hour the Agent advised that they had submitted my offer although they had another accepted offer. The next day I received my signed offer accepted by the seller but as a back-up offer.

The agent never took initiative to give me feedback without me following up, and I feel that had the agent managed communications better, even communicating that my offer was rejected when they received the feedback from the seller on the day the seller rejected the offer could have allowed me to put in another offer before the seller accepted another offer.

Do I have any options to challenge the acceptance of the other offer on the grounds that I was never notified on time. The agent also advised that my current offer is way stronger than the other offer meaning that had the seller received it before accepting the other offer my offer would have been accepted.

What are the chance of a back-up offer being successful. The other offer is by a small business, in this climate what is the likely hood of a small business getting close to 100% bond?
Above was my first post to this thread, I saw a house loved it, put in an offer, got rejected and I was furious.

Everything happens for a reason in life. Its with great sadness to inform you that the house got burnt down to ashed soon after the new buyers moved in. I was devasted when I got the sad news, I was in shock, still in shock and cant imagine what they are going through right now.

I'm thinking my offer was a bit high now but in the area and price range places are snapped up real quick. Seen 3 homes sell on day one before I could put pen to paper.
I'm also so sick of seeing homes that have been ruined by terrible/cheap extensions and freshly painted to cover up mold etc. This place hasn't been painted in 10 years so I can see warts and all and they are really minor. I took my uncle (civil engineer) to have a good look and he said it's in fantastic condition so that is good. The work to do is not urgent and can make this home really special.

The most important thing is that your offer was accepted and no time wasted with backs and forth.
