Yes the trustees or the managing agent - they should also have copies on record.
Maybe I should hold off on viewing them for a while in case I see something I don't like! Nothing I can do about it now anyway.
 
O must admit, I'm not new to buying property. Either sole title or sectional title, but even in this threads there have been some things I have filed away for next time ;)

I personally will never buy in a complex again. It can be 100% when you buy, but owners etc change....
I hate people prying into my affairs :)
And don't get me started on build off plan in a complex and then builders have cashflow issues lol....
 
Must the seller provide you with the electrical/plumbing certificates and let you know what work was done to get them if any?

They have to supply them to the conveyance attorney through the agent. You can ask for copies from the agent

How long does it normally take to get the bond settlement figures (the seller had a bond with Investec)?

It has been a month now, and we keep on being told by the conveyancing attorneys "we are waiting for bond settlement figures from Investec".

That's bullshit. Investec will usually give the settlement figures within a week.

I am not sure what to do now. Paid deposit and the conveyancer's fees, so can't cancel now. Maybe the seller is dragging the process to avoid paying early bond cancellation fees?
 
Investec is slow, my last bond I did, the seller was with Investec.
I think it took 3 weeks for Investec to provide settlement

We had the same issues with Investec providing the sellers settlement. Also took about 3 weeks when we purchased our property.

The banks typically have access to the financials as well. When you apply for the bond.

So from experience standard bank rejected my bond application based on the complex financials not being in a good position. However all other banks made a bond offer...

If the place is not run down. And you don't see any special levies on the levies statements. I wouldn't worry to much.
 
Thank you @Tman543. No special levies have come up but there was mention of solar at their last meeting, which I'm happy to contribute to.
 
We sold our house and we have the effective date the transfer occurred at the deeds office.
However FNB charged us interest for a further 6 days after this date, the attorney says they sent the confirmation of the transfer to the bank on the day this occurred.

So to my mind FNB should refund us for these 6 days worth of additional interest charged. Anybody been through something like this or that can advise?

Let me advise you (as I took the time to find out for you now). When cancellation numbers are given/asked 3 months interest are charged. After the sale. A full recon would be done and you refund will be done).

You should have queried this with the attorneys who handled the sale.
