This. My wife also wanted to redo the kitchen but we didn't get as big a bond as we needed, so we have to make do with what's there.

Transfer still hasn't been lodged and I'm writing to you from the waiting room of the hospital now, so with a newborn at home there won't be renovations happening for quite a few months yet.

I can't figure out why all major life events seem to want to happen at the same time...

The real issue with moving in before registration is that we want to do renovations and that becomes a problem contractually.

To complicate matters further, the wife is pregnant and due mid March! So if the stars align we can get the registration to go through in the next two weeks and then have two weeks to complete renovations. Wish me all the luck in the world with this one chaps!

my man, you are playing with fire... my suggestion, move in, live with it a little then do renovations. I can absolutely promise you the renovations will not be done when you plan and also you might change your thoughts on what you want to do once having lived with it. the last thing you want is renovations going on with a newborn.
 
My second kid is due in 18 days, so I get those feels. That was one of the reasons we decided to buy the house we're in - I just don't have the power to move with a newborn if we buy elsewhere. So we're staying where we are.

As a PS: The total repayment I'm going to make on the house after purchase is going to be R200 per month more than what I'm paying now. That's including the bond, building insurance, rates and taxes and sewerage.

Electricity/water is still my own expense so I didn't include it. I'm very happy.

It's not like I'm bashing down walls or anything but the house was being rented out before it was sold and the tenants decided to put a hot iron down on the carpet in all 3 bedrooms. So it's a matter of tearing up the old carpet and putting down that nice looking wood grain vinyl flooring.

Some people can be terrible.

Thanks. But not quite. If the birth of our previous child is anything to go by, I'm going to be here until early evening or so.

Spoiler alert, this stage of the process is really boring...

Heh. People who rented the place where we stay before us did the same. There's a clothes iron-shaped mark in every bedroom.

lol the previous house i bought also had tenants before and i had this same iron mark xD

Fwiw, that vinyl flooring is amazing. We had it in my last place. It's soooo easy to clean, and looks very nice too. Good choice IMO.
 
OK I got a new question. All my paperwork is in order with the lawyers now, it seems, so we're just waiting for the paperwork to be drafted so I can go sign. However, the owner called me the other day and mentioned something about paying his municipal account up-front for a few months before Tshwane will process the paperwork.

I want to know - why and what is this, and who is responsible for this money to be paid? He mentioned something along the lines of that I'll have to pay for it, because Tshwane isn't going to reimburse him for it, but it sounds like total BS to me. I'll pay all the bills once the house is in my name, and not a cent before that. Correct?

The attorney would bill the seller upfront pro-rata (for levies and rates). I dont know why the seller called you.

How must you pay his bill ? (I call that stunt BS).

Your responsibility for rates and taxes come once its registered, to get your property registered for rates.

ALSO take note, make sure the attorney dont bill you for a "runner" when clearances are issued (its the seller's side (bill))
 
I think the seller wants to move as much of the bills to my side as possible. I'm going to push back.
 
I have a friend who is renting. His place got sold now. He called the landlord, can he move end Jan 2021. The reply the got, YES, but he needs to pay Feb 2021 levy for him (a request for the landlord).

LOL ... mense darem hoor ! They will squeeze every bit out

Ok ... bingo. So you are in the same boat as my friend. (As his landlord asked the same for him, because the play is sold now).

Honestly, it aint your responsibility for 1 second, until registered.

Not a problem. Simply say you need it to all go via the lawyers so there is one single record of all dealings for future reference.
