We had a 3 month notice period on our rental. We waited until we signed all the documents with the transfer/bond attorneys before we gave notice. At the end of this month, we have to move out. Since we have lodged already we are hoping to be registered by end of next week for the latest (cutting it super close). We had no delays with our seller, they were super fast submitting everything.

That said we did have to wait for the deeds office closures over festive. But also be aware that the deeds office can close at any time if there is a COVID outbreak which can cause delays. As @newby_investor also mentioned, seller can drag their feet with certificates (which happened the first time I bought years ago. Whole process took 6 months).
Oh hectic! Maybe I should wait a few weeks then and see what happens with the lawyers. I'd rather pay double than be homeless.
 
Arrange the day you wish to take occupation and what happens with occupational rent.

It's all negotiable.
 
Did anyone here receive a notification once theirs was up for prep or did you just get randomly notified that your property was registered?
 
Our Lawyers sent notifications once a week but they had an online tracker so you could see daily updates there
Yeh we have an online system that I’m refreshing way too often. Was just curious of all the status get updated or if it’s just a surprise one day. The first time I bought was just a random surprise

Oh ok - i guess it also helps if the lawyers update it regularly instead of one mass update at the end
 
I cannot remember how this works, once house registers, do I need to do something to register with COJ? For rates/taxes etc?

Mine was automatically registered (but the attorney's wasn't involved). Think the deeds office inform COJ (that is my view), a first for me !
 
CoJ ****ed up. They didn't take the water meter off my allegedly closed account so I just got an invoice for the new owner's water.
