Hi

I'm looking at houses in Cape Town and I keep seeing pretty decent-looking houses on sale in Parklands for pretty decent prices.
Since I don't know the area I always wonder why the houses are so cheap there. I this not a nice area? Surely there must be a catch here. Anyone care to illuminate me?
 
I just bought in Sunningdale, new development and really happy, next door to Parklands.

Personally would not live in Parklands.

Check the above link, Sunningdale is rather nice and quiet, good prices when buying from the developers.
 
Parklands has good and bad parts.

You have to actually go and look at the place, if its too close to DaNoon then its not going to be great.
Closer to Sunningdale is way better.

They list private sales as well as bank repo'd/distressed sales. The density of properties listed in the parklands area is striking compared to the rest of the areas around Cape Town. Read into this what you will.

At the very least I would make some really lowballed offers (which you can do easily online), someone might just bite.

OT: I don't have anything to do with this site, but the google maps search is really cool.
 
Parklands Is a very high density residential area especially due to many blocks of flats which have been constructed, especially along Main road. However just off Main and not even 100 metres away you can find quaint little suburban homes where the streets are quite, gardens are medium sized and neighbours which are friendly and drive SUV's. Personally I would be happy to live in one these homes as long as it is not close to Main road. The Safety aspect of the area is difficult to determine. I was a pizza boy zooming through those areas just a year ago and I felt safe driving around and standing outside houses and flats. But I Wouldn't be walking up and down Main Road as it does have the odd skollie here and there. TheGrove is right. The link to the N7 is great for getting to town. THere are shiny new shopping centers and fancy schools nearby. If the price is right and the road feels like one your kids can play cricket in..then I say go for it!
 
Large parts of Parklands is 3 storey flats, mostly occupied by low income people who tend to walk around a lot. This created the perception that its a high risk area for break-ins and the like. Whether or not it really does carry a higher crime risk I would not be able to say.
As for traffic, the new road that joins up to the N7 did help, but leave anytime after 07h15 and you're stuck, especially if you are wanting to then turn onto the N7.

Oh, and the traffic will only be getting worse. Lots more 3-4 storey flats are being built/planned, and that new road is going to be host to commercial and industrial plots as you move closer to the N7.
 
Aha! Thanks for all of the help. I see now what you mean. The house pics are usually nice, but you can't really get a feeling for the area from those. I will have a look at Sunningdale as well.
 
Thanks for this. I like that it lets you see where the house is located in relation to roads, landmarks and other areas.

It hasn't done much for morning traffic, it opened at the same times schools were closing. Now that everything is almost back, traffic is a nightmare.

I'm back to going to gym early morning to skip traffic.
