Parklands, Cape Town

Anyone know if its worth buying property in Parklands Cape Town? Some people say stay away due to a group of nigerians that live there but I see plenty of families living there and the area looks quite decent. Especially the new North Parklands area. Its also quite affordable compared to the rest of Cape Town where you get a hamster cage for a few million. Any input about this area?

I almost bought a place there as an investment when it first started, so glad I didn't go that route.

Apart from the "nigerians", transport is an issue due to the massive amount of complexes built in the area.

What about the new area where they are building behind Virgin Active gym. They call it Parklands North. The houses there looks quite nice...

Im also looking for investment property but cant pay more than 2.5mil which is very difficult in Cape Town. I definitely want a house not a flat or one of those security village homes where you pay levy as well.

Nonsense, for 2.5 there are many options, e.g. Edgemead, University Estate, Melkbos etc.

For 2.5mil I'd rather go southern suburbs, possibly even Pinelands, anything but Parklands.

I dont know that area at all that is the problem. I only know Blouberg area, Southern suburbs, Atlantic suburbs and Durbanville well. Does Edgemead have good rental potentential? Thanks!:)

A friend of mine actually did suggest Pinelands...However I was told by someone else the homes there are so old I would spend all my savings just fixing up the place.

Go look at Privateproperty.co.za and Property24.co.za. Very little stock. It's a middle class, quiet, english, green, safe, central suburb with schools and churches etc. Decent sized properties most with a pool, typical 650 sq m plot. Won' t have any trouble renting out here.

With R2.5m you can get a decent place in Parklands and blow the change on crack from your Naija neighbours.

Pinelands is one of the older more established areas in CPT, property size is huge compared to other places. It's like any area really, some people keep their house maintained and others either don't have to money or just don't care.

Real Estate agents should be able to assist you in pointing out good areas with the best growth.

Edgemead has always been a nice area, clean streets, big properties with plenty of trees, central and easy to get onto any highway.

If I were to invest, I would look to the northern suburbs instead.

I bought in 2004 for R280k (1st floor 3-bedroom flat + built-in braai on the balcony, no shaded parking though). Now I can get R550k - R600k.

The flat is rented out (I couldn't see myself living in Parklands now) :sick:
