Preferably in the JHB/PTA area.

I highly recommend Connie from Swiftbonds, she went far more than the extra mile for me.

She is in Cape Town, however everything is done via email and telephone so it wont be a problem.

I used OOBA and everything was done by email and fax. Even though they are around the corner from, 2 minutes walk, I never once went in.

So don't limit yourself to a company that is just based in JHB/PTA. Also its best to only work with one company as they will apply on your behalf and too many concurrent applications at a bank could backfire.

I came across QBonds while looking for a mortgage originator. They claim that you pay no bond registration fees, which can be quite a saving. I have not used their services yet & they have a national footprint.

I see their claim but subject to T&C's - just a pity their site is so k*k and the reason why I did not use them earlier this year.
 
Why do you need to go through a bond originator? Is it just to save time applying to all the banks?

From my experience, I got better interest rate myself from banks than through the bond originator.
Banks need to pay commission to the bond originator which they take into consideration while deciding about the interest.

And also the bond originators do not get quote from SA home loans. Sa home loans provides best interest rates most of the times.
Banks do even compete with SA home loans. They say they will only compete with other banks.

I applied for min in May and going through the bond originator was the best choice. And no, its a load of rubbish to claim that a bond originator will not get you a better deal. I got a much better deal because I went through them.

Nobody said they work with SA Homeloans. While SA Homeloans did give me a good offer, my bond originator was able to get FNB to better it within an hour.

The bond is for home improvements to my parents place but they are pensioners so I need to sign surety. So its a little more involved.

I contacted Connie as recommended by Species and she has been great in answering all my questions.

Reasons being:
- All the banks including my own :mad: didn't approve my solo + joint bond app with hubby (who is a contractor, which has its own issues)
- Our financial situation is great, but not appealing to the banks. We live well below our means, with no credit cards, clothing accounts etc.
- We've paid off 2 vehicles & a townhouse in under 2 years, so we don't make them much interest.
- This is our 3rd property (the other 2 are townhouses, which are income generating rentals) & all the banks said no to giving us a low (under 10% deposit), or no deposit.
- Hanlie went the extra mile after we gave up everything when the banks turned us down. We were ready to cancel the offer to purchase & she negotiated a very reasonable deposit, interest rate etc ...all in Nov/Dec when most people just want to go on holiday.

Seriously give this lady a call.

Bond originators are better placed to get you the best deal. Dosent make sense, but it is true.
