Hi there,

We are extending our house by 60 square meters.

Few questions:

1) Is it true we need to also redraw the plans for the WHOLE house, even the unextended area? Please note that we do have the present plans.

2) Is R50 a square meter for the extension 60 square meters a good price?

3) If in point 1 we have to pay for the 400 square meters of the present house, is R25 a square meter for the present house a good price?

4) How much are the munciple fees?

5) What other fees are there when drawing up new plans and getting them approved?

If someone can help me with those questions, I will really be grateful.

Thanks

Salman

Hi, depending where you are I can help with that, you need to get the original plans from your local counsel.

To answer your questions:

1) Is it true we need to also redraw the plans for the WHOLE house, even the unextended area? Please note that we do have the present plans.
Yes you do, if you have the plans in CAD format that would make things easier

2) Is R50 a square meter for the extension 60 square meters a good price?
That is minimal, we work per hour

3) If in point 1 we have to pay for the 400 square meters of the present house, is R25 a square meter for the present house a good price?
Sounds about right

4) How much are the munciple fees?
Depending, you can have someone do the work, the sign off, etc is up to you. This is all dependent

5) What other fees are there when drawing up new plans and getting them approved?
Sign off fees, for a registered Architect, manciple fees and the approval fees

It all depends on your planned expansion, where utilities are, where the ground lines are, etc

For municipal acceptance, the current existing structure needs to be re-drawn with the new.
It's called As-Built
