Hi Guys,

I wanted clarity on Property tax. I purchased an apartment and my bond was registered in Jan 2019. My property evaluation happened on Sept 2018. I have been receiving a statement from COJ since Jan. I wanted to know if I'm liable for the property tax for the period Sept 2018 to December 2018 before my bond was registered.

There should have been a rates clearance certificate which certifies that all rates owing up until a certain date have been paid in full before the property could even be transferred to you. Usually rates are paid in advance, by the seller, - around 3-5 months worth - once the transfer process starts to avoid this issue.

Have you been receiving rates bills for that period?
 
I just got a new bill for August for R2900 and I don't even know why cause I usually pay R691. I'm trying to figure out where this is coming from cause I still don't understand it on the statement.

I got a clearance certificate, even the call centre can't explain it to me.

You would have to go into the local municipality and query it. Check that they are only charging you rates for your property - maybe mixing your account up with another persons.
