We have an offer on our property. 4 banks gave the buyer Approval in Principle and the 4 banks' evaluators are at our property today.

If all goes well, how much time do we have before we have to vacate the property? Occupation would be on transfer. No Occupational rent.

6 weeks? 8 weeks? We are in the City of Cape Town and I heard the deads office is one of the more efficient in the country.

My house took 3 months to transfer when I bought in Cape Town about 2 years ago.

Ask the agent or transferring attorney.

+1
Transfer attorney will know what the estimated backlog is at the deeds office, can be as low as 10 days. Add a week or two for bond to register and you could have transfer in as little as 4 weeks (but most likely will be ±6 weeks)

I hope it takes max 8 weeks.

The 3 assessors were at our place between 10 & 11 this morning. Nedbank assessor pitched up at 12h50, my wife told him he is the 4th assessor for the day already. 13h05 Nedbank sent the first bond quotation to the agent.

We signed out OTP on 25 January, the transfer took place on 2 June.

The reason for this is that the seller had outstanding accounts with the municipality and there was a lot of issues getting this all sorted.

If all your stuff is in order the lawyers should be able to lodge as soon as they get clearance certificates from the municipality (and HOA if that is applicable).

Our transfer literally took 5 days once it was lodged.

Yoh can also buy the attorney a beer and ask them to help delay if it looks like it's going quickly.

From signing the OTP to transfer (last week) was 7 weeks and 3 days.
