Rent insurance

There's a company that advertises on Highveld called 'ensure rent' or something - but I can't seem to get any information. Basically insurance against tenants defaulting.

Does anyone know exactly what they're called?

Let's hope they answer emails I tried to contact Ensurent 3 weeks ago, received the initial forms and replied with a question twice after that. Both ignored

What does "High Risk" mean? High risk for you or us or them?

From as far as I got, I got the impression that Ensurent take up to 4.5% (based on risk of tenant, landlord, premises etc) but guarantee your rent on the 7th of every month - regardles of whether the tenant has paid or not.

They also pay any legal fee's and eviction costs, should that situation ever arise.

Sorry for the thread resurrection. I been using TenRisk for about 9 months now. Commission is about 2.5% IIRC (Hmm... R95 on a rental of R4900). Hollard are the underwriters. Seems pretty solid on paper; have yet to make any kind of a claim yet so that will be the acid test if or when that happens.

Signed the lease about the time of thread and didn't take insurance. Had issues from day 1 and managed to evict him in August 2009.

New tenant came in October 2009 and again, elected to go solo. However this time I have the best tenant in the world *touch wood* who have paid consistantly since they came in
