Sepeng, I hear you. I have never yet needed to rent but now cant afford to buy a house. I own 2 flats. Even with their combined value I would not come close. So its either stay where we are in a place we can call home or rent from someone. Not sure how I would handle this, lucky for now I am staying put.

For sure. But there are decisions we make in life that can be emotional.
Well also depends on how you see your lifestyle, Maybe owning is not important to you but having a lawn where your kids can run around is; then might be better for you to rent. Alls I'm saying is, we so often focus on the rands and cents, sometimes it's ok to consider what makes you happy first (and I'm not saying make financially reckless decisions blah blah blah).

Hamster did state the exception to 'expensive' places, and if I recall correct Saturnz owns places in/near Cape Town waterfront or such, where he can push the price up each year.
In other locations, you are restricted to the 'renting power' of the populace.
I bought a home in the town that I work for a good deal back in 2009. Reason for buying then and not renting longer, was that the rent at that stage was crazy expensive, due to the lack of housing, i.e. big demand, made more financial sense to 'invest' in a property to live in and sell one day.
