Rental : Finders fee

I got a rental agency to find me a tenant and paid a finders fee of just over R8,000.00. They do credit checks and hand over the client if all is alright.

The very first month rent is due, and it's late (does not reflect today 06 March). Is it just my bad luck that I may got **** tenants? Nothing the rental agency can do?
 
You should get that insurance that caters specifically for rental monies, i.e. you pay them a premium of e.g. R 50 a month and they guarantee your rental income in case of default by the lessees.
 
I contacted Ensurent weeks ago. I was just ignored. However, it's not R50 ... it's closer to R400.00.

Still worth it though.
 
Tentant just called ... apologied ... said there was an error with his salary ... hmmm :/

Said I'd have it Monday
 
I doubt whether rental companies will guarantee the rental income......
 
If he called you, and not the other way around, that is a positive sign.

I would insist on a debit order for the rent - most rental agents will only allow the deposit and first months rent to be paid by whatever means, but thereafter it has to be debit order.

Don't you mean the second month?
All rent is paid in advance, so if he's staying in your place then he should have paid the first months rent?

If you only contracted the rental company for finding the tenant, then there's nothing they would do in this case, but if they were managing the property then they would serve him notices for which they charge and add a penalty interest on the arrears.

It could be an honest thing. I once forgot to pay rent. Honestly totally, completely and quite simply forgot. When the landlord contacted me I apologized and paid immediately but could hear she was suspicious. It was about 3 months into a new rental agreement.

I have my rent on a automatic payment setup on internet banking.

I have two properties rented out through an agent, and both on debit order.

I guess my tenants had the choice to reject the lease on debit order, but they accepted and I wouldn't have it any other way.
 
Well it's my first month ;)

The first month I didn't see as it went straight to the agent as her fee.
