Rental for hosting Cell Tower

Our HOA has been approached to rent some of the land in our security complex to one of the main cellular providers. The cell company would like to put up an antenna to boost signals in the area. The tower would be anywhere between 9m and 12m high and more than likely cover an area in somerset west/strand.
The price that was mentioned for rental seems rather low to me. Does anyone have any ballpark figures of what rental rates are for these kinds of deals?

But everyone wants there data for next to nothing. Calls for cheap
The tower has to pay itself with the usage of the area, plus the equipment and connectivity.
The one important thing is to work out who is paying for electricity. The Provider must pay there own power costs. Also remember these guys pay 60 days sometimes. Don't bargain on making money out of it but adding decent coverage in the area and value in that way.
 
Are there other sites close by you where it could be theoretically hosted? Then see them as competition. Those sites might accept the lower offer.
But if you are convinced yours is the only option, then you can ask a more reasonable rate.
 
Yeah between R10-20k depending on how many other available sites there are and how much they need the coverage.
