Hey guys need some help.... Any idea what the national/ chain stores pay per square metre for rural mall rentals...+/-

What is the percentage on turn over that they pay on?

Also do they pay any advertising or marketing costs?

And what escalations do they pay?

Its the weekend, most users not online on the weekend

And to answer your question, it would very much depend on the location. Rural mall doesn't quite mean anything, entirely depends on the footfall in that mall, and their financial spending of that footfall. The closeness of competing businesses will also be a factor.

In answer to your question..

Depends on the rural mall, depends on the foot traffic, depends on the size of the store and expected turnover.

There is no set fee, it changes for EACH retailer and each location.

What I'm trying to get at is what percentage less would they pay then an independent. As the independents would always subsidize the chains?

On what do you base this assumption, and should your assumption be true, the percentage will always vary, there is no set figure.

What someone pays in place X will be different to Place Y.. and the percentages will be different etc etc..

Yes the do

I met up with the negotiator of old mutual... He never give me a percentage but said they pay far less then independents or even what the malls ask for. They also waiver all the marketing fees for them and reduce the escalation. One simple reason --- no chain no mall.

For sqm rates look at the sites of the property owners. .. eg vukile. They are listed there by Centre

You won't find the info. Firstly as TB said it varies wildly and secondly those that know are buried under confidentiality clauses.
