Rental Increase

There have been quite a few threads about rental increases from 10-30% - lots of it greedy landlords etc. I double checked and there is no clause in the contract - so fully up to me.

But from a landlords side, what would be fair ... ?

My agent very few actually do 10% now and the norm is maybe 5%. I've said put forward 5.9% (I get to a round figure with that percentage ;)

Does it sound right?
 
Depends on how much you value your current tenant.
I am offering one of my tenants a drop in rent if they sign for another year, they're fantastic tenants, really looking after the place.
 
I would raise it by inflation, so 6 to 7% my landlord raise mine by 5% before I bought my home. If your tenants are not breaking down the place 6% if you feel you will need to fix a few things afterwards maybe a bit higher.
 
I'm keeping mine the same, good tenants that pay on time. Means I make a loss anyway and pay less in provisional tax. Maybe a 5% increase next year...

Seems I'm in line and the 10%+ are unrealistic!

PS I haven't increased for 3 years either and - even though they're different tenants to the originals - I've absorbed all costs for a few years
 
Mine goes up 10% next month. Greedy bastards. I most certainly won't be extending my lease at the endo of this lease period. I am already paying too much for the place.

R2950 for a house with 3 bedrooms, huge kitchen, dining room, lounge study, laundrey, 2 stoepies, garage, huge garden, free water+lights+garden services is not to bad at all :)
 
What that was less than I rented my 2 bedroom 1 bathroom flat excl electricity. I rented for R3900 in cent which is actually a good price if I compared it to other places

Just outside Pretoria on a plot (about 15 minutes from the Zoo towards harties).

We lived in a duplex before this, that was around 5 years back, we were paying more for that than we are paying for the house now.
 
Its the latter,

We got the house through a friend who knows the owners.

We look after the house so the owners look after us.
 
And the house has problaby been payed for a long time and the installments are small or might already be payed off and any income from the rent is profit unlike me who isn't yet covering the mortgage and rates and levy with the rent...
 
Ours was going up 10% which it does every year, but we decided to buy ourselves a little place, renting yes we do get a bigger place for the same money, but it is never really your place.

She has several houses on this plot, her husband moved here with his family when he was 4 years old.

We did strike it very lucky, when we have problems they fix them promptly, they are a very friendly family.

Once had car problems and they offered to lend me one of there bakkies till I came right.

And I'm sure in turn you look after the place, you scratch my back I scratch yours. Some of these landlords haven't had enough bad lessee's to know when they're actually lucky.
