Renting flat out: use agent or DIY?

99% of the time Agents are snakes, scum of the earth, and do not have the tenant or owner's best interest in mind. Their contracts are also useless and most of the time even illegal. They do not check up on your property. And when there are issues and the tenant complains they do not inform the owner.

As an owner you are best to do it yourself, get knowledgeable, always keep your property maintained and listen to your tenant and vise versa. Know the laws. Know your responsibilities and rights, know your tenants responsibilities and rights.

It's weird, before I bought my own house, I always had the best renting experiences with rental properties where there was no agent involved and the landlord was personally involved in the running and maintenance of his rental property. So my immediate instinct as a renter would be to say don't rent a property that's managed by an agent.

However as a property owner, I would probably use the services of an agent, at least for the admin stuff, but I would always have an open line to my tenants so that they can call me about any maintenance stuff or problems. Nothing worse than a landlord who hides behind his rental agent like a coward when things go wrong.
 
I have heard some real horror stories about agents both from tenants and property owners.
They can be good though so if you go that way only use an agent that someone you trust has referred.
I know some people that rent out and they say they prefer doing it themselves so they can personally vet the person, an agent just wants to close the deal so may or may not do full due diligence.
You can buy the prospective tenants credit report and there are a few other resources online to be able to make an informed decision.

Unfortunately, If you don't have the time, they are a necessary. I know from my parents property, some tenants can be problematic and too needy.
 
If you know of a good agent then yes, and negotiate on the fee! Been doing it for years and I have zero issues, let's me focus on my actual work..

I'm going to guess tenants were probably squatting due to the lockdowns and underwriters may have had some sort of clause to protect themselves.
 
I have no contact with my tenants. I don't want to know them or hear from them about every little thing. The agents send me all the issues as and when they pop up. I currently have one tenant who is paying randomly. Some months he skips a payment and has all kinds of BS excuses.

The agents then lay into him to get him to pay.
