Renting <> Selling

Is it a law or just decency to offer your house to the tenant (first option) if you decide to rather sell (no lease for the tenant)?
If you go that route, how do things like show days and viewing work with a difficult tenant, who may 'be busy'?

Surely they have to allow sometime.

The owner just has to give the tenant due notice (they cannot evict the tenant before the lease is up) that the house will be up for sale. The tentant does not have dibs on buying the house.
 
Its decent to inform the tenant that you are putting the house on the market.

Most people are total cocks though
 
As tenants, we have a clause in our lease that should the house go up for sale, we must accommodate reasonable requests for viewing (i.e. during evenings and weekends with prior arrangement). Not sure why a tenant would want to be difficult about this if they didn't plan to buy.
 
You dunno my tenant ... based on past experience with them, I am just pre-empting.

They *may* not - but they're fairly difficult. My handyman refuses to work there ... and other workers that have gone there, have mentioned how difficult they are to deal with.

You and I may be decent people - but I can see them moaning that I'm taking up their time, it's an inconvenience, I'm kicking then over the Sunday ....

As a tenant they may not refuse a reasonable request for a potential buyer viewing the property. But yes, that's usually written into the lease-agreement.
 
Just give them 2 months notice. Also, it will take some time to sell, so you could let them know your plans, inform them that agents will be coming round, and then tell them that you will give them 2 months notice when the sale takes place (transfer takes longer). But that, if they want to, they could leave early to not have to deal with estate agents.
 
Most lease agreements have a 3 month notice period for property selling prior to lease completion. if the sale is going through post this then i believe the owner is allowed to show the property as per normal at the end of the lease period. if the person renting doesnt quite get that he isnt going to be renting then uhm like.. really. Usually though the owner informs the tenant of need to show house and agreements usually specify decent times to view place.. i.e. asking to view the place during working hours, after 10pm is unreasonable..
