Replacing a house roof

I think the house value depends on the area you live in and the location. Not if the roof is pitched or flat. I have never heard of anyone being particular about a roof ever.
With a flat roof you can at least build a second story if you want too.

Must be a first time buyer then :p
 
Can't help the OP but would agree that a flat roof does affect price. No idea by how much though.

THIS property with a flat roof two streets away from me has been on the market for about two months. I don't think that they will get their asking price as other properties in the same area are going for R1.4m - R1.7m.

I picked up my property for R950k just over 3 years ago and can possibly get close to R1.6m in current market conditions. I would never consider a flat roof. It just doesn't appeal to me.

Mine below. Have about 2.3m height and 6m width in the roof. Will eventually be putting in some dormer windows in the front and back to make use of the space in the attic.

I will not buy a house with a flat roof.
We had a flat patio roof on ours, the problems with leaks were just non-stop, so we redid the entire roof to cover the patio as well.

It wasn't cheap :(

If I can get a house for a steal in a nice suburb then I would take it. But it needs to be very well priced so that replacing the roof after purchase the house should still be a bargain.

No wooden floors. Currently have laminate but will be replacing it when I eventually get to redo the kitchen. Still deciding if I should go with wood or concrete screed flooring.

Got mine for 1.6...if the roof is done, based on size/features on the property (pool, garage, bore hole, etc) it should easily sell for 2.1-2.2 so i think its a good investment :)

Any other reliable contractors someone might know?

Disagree. I won't buy a house with a flat roof, unless it's really cheap. In the market for a house at the moment, and I have passed on really nice houses simply due the fact that the price is already inflated but the house has a flat roof. No thanks. Happy to pay sellers price if it has tiled roof.

Question, why would people install slate roofs? I believe they are more expensive than tile? Does it use the same wooden configuration when it is built i.e can you take off the slate and replace with roof tiles without needing to change anything?

Normally older houses too. I think slate was a trend at some point and I guess pretty cheapish too?

It looks nice, but god it's worse than a flat roof when it comes to leaks...

Apparently t's much more expensive, something like R30 per slate tile

Yea they kark expensive now. No idea what it was priced back in the day. My folks had it ripped off and replaced. The leaks just never ended. It does look very nice though.

Assuming they replaced it will roof tiles? Did they have to replace the wooden support structure as well? I Actually like the look of roof tiles more.

Yea the trusses needed replacing as the support beams are not the correct length

It depends on the original construction method, worse case I suspect is new battening. You will have to look at your existing structure.
