What are you rights as an owner regarding communal facilites

For ex. Can the trustrees remove common facilities without the approval of all owners

Ex. Washing and drying lines that were previously used.

I suggest having a look at the Sectional Titles Act and see if there's something in there that might give you some clarity. I suggest speak to the Chair person and/or a member of the body corporate and the managing agents and ask for a copy of the "House Rules". There is usually a lot of information in there as well.

The quick answer is no

The long answer -
some decision may have been taken at a body corporate meeting that you are not aware of
or they were illegally erected in the first place - thereby they may just be correcting a previous wrong

speak to the chair.

In general trustees are cowboys and like to use (strong arm) gentle persuasion once the deed is done

In general Trustees are elected by the owners at a poorly attended AGM. The apathetic owners that did not attend the AGM then constantly bitch at the Trustees, but never do anything to help in the running of the complex. If you think that your Trustees are cowboys, attend the AGM and vote for indians if that is what you want. Remember the Body Corporate IS the owners.

So wrong. Have you ever been a trustee? In every sectional title complex I have ever been in the trustees are those poor sods who care about their own properties and their neighbors and hence actually attend an AGM and get elected. I seriously wish I could remove the right of people who do not attend an AGM to complain as they do nothing constructive for the complex.

Anyways, only way to find out is to ask. Generally trustees don't do stuff unless there is a good reason for it. There may have been safety issues or a complaint from someone else that had the lines removed. They are fully entitled to remove common property features if they feel it is necessary. The only time the trustees need your permission (and that of the complex at large) is if an expense goes over the pre-approved sub limit for spending. For instance we got pre-approval at our last AGM for a new electric fence as the experts tell us our old one should be replaced within a year a two. We got quotes and the price was above the normal R20K project limit we have as a BC so we got approval.
