Sectinal title for internal walls.

Hello all,
Need your help.
The property falls under sectional title act in bedfordview ,Gauteng.
I want to remove the walls between living room and dinning room.Those walls are not structural support walls.I have even layout from council to get it confirmed.
But the management is asking for structural engineer's certificate and its very expensive to get it done.So we were offered second option of removing walls from down and keep an square or round arc on the top.So is there any size to keep those arc or can I design it asper my convinience but the arc will be built.


Please advice on it .

I wouldn't bother to pay for proper professional advice, just get a case of beers and some mates and a felt tipped pen and draw your cutout, why worry if it later causes problems for your neibours, they ought to have insurance.
 
Why bother with engineers if you've already done all the calcs on the back of a cigarette box. If it all falls down, fuggem.
 
They are asking for the because if the wall falls down the insurance isn't going to pay. And if you're this cheap already neither are you.
