I'm looking at buying a sectional-title property in a complex. Apart from the actual "living space" (beds, baths, lounge etc), it's got a lock-up garage, private garden and various other undeveloped pieces of "exclusive use" areas, like the covered carport, the area between the parking and the door, etc.
Now, I've been told that the house is a certain sqm. I checked on the valuation role, and that's listed as the "extent" of the ERF.
So ... is the "extent" defined as the actual living space (i.e. what a layman would refer to as the "house"), or does it include the lock-up garage, garden etc etc ?
Also, when referring to a full-title property as opposed to sectional-title, what is the difference in the definition of the "extent"?
