Is there somewhere where one can find listings of average levy costs per square metre, by area/suburb?
Does anyone know what the average levy per m2 is in Brooklyn/Waterkloof, Pretoria area would be? I am paying R15 per m2 and a management agent tells me it is below the average, but I want to check.
 
I think it varies a lot depending on the state of the building and the effectiveness of the body corporate. Sometimes they save up for an expensive project like elevator maintenance then levies suddenly increase a lot. Median might be a better measure than average.
 
A quick calculation puts me at less than that, and closer to about R12/m2. That includes everything from garden services to refuse removal to "special" projects like water features and parks, etc. This is in Equestria in Pretoria East.
 
OK, thanks. I am in Waterkloof, so I assume the costs would be around the same for Pta East area as a whole. tx
 
BTW I have a flat in Eloffsdal, paying R10.88 per m2.

I am doing my calculations on this property and not getting the numbers I want to see. I suspected the levies since my interest and price is quite low. What do you guys think about that levy? Small complex in Roodekrans, Roodepoort. I also suspect that a large portion of the unit owners are staying in complex and perhaps don't see or care about the levy rate because they not trying to make money off it.
 
R19.00 per square metre. This includes water and partially subsidises electricity.

Owners care more about the levy rate than landlords, so that's wrong.

Secondly, my rental unit is brick face. So no painting and patch ups, thus my levy will be cheaper than someone who has a painted unit. You will only know if it is reasonable if you know what's happening and go to the AGMs. In 2013 my units levy went up 49%, tough increase but there are good reasons.

I'm paying off a free standing 250m2 house and my rates are around R450/month in PTA East.
At 15/m2 I'd be paying R3750 per month which is half my bond repayment? :wtf:
Sounds like day light robbery to me.

And what do you pay for water in your bill? And what do you pay to the gardener? And what do you pay for painting the outside of the house (and any other outside maintenance)? And what do you pay for the lighting of the yard? And what to you pay for the swimming pool upkeep (if you have one)?

Water bill is around R400 per month.
I do most of my own gardening but get someone in to help every now and then so R200 per month on average.
Lighting costs me less than R10 per month (I have street lights on both front and back of my property so I only need a couple of low power CFLs.
I paint my own house and it costs less than R100 per month if averaged over 7 years.
I have no swimming pool.
Rates is R450 odd.
Building insurance is R471.
So all in I'm paying about R1631 per month.

Even taking pool maintenance into account that's a very long way from R3750 per month especially if you consider that the cost of a communal pool is split between everyone (it's not exclusively yours so you don't carry 100% of the cost).
Daylight robbery IMO.

On second thoughts I guess it's not so bad if you live in a tiny place (< 120 m2).
It would however nail you if you have more floor area.

The levy rate is dependent on the complex.
Security guards, swimming pools and lots of garden will give higher levies.

A small complex will often have a higher levy than a big complex.

An older complex with more maintenance costs will be higher than a newer one.

A new complex may be putting in other facilities and building up reserves.

In my experience, complexes need at least 40 units to spread the load. Ideally about 80 units. Any more and the complex gets too unwieldy to manage. Complexes with resident owners tend to be better managed than those with just tenants.

Ensure that you have a copy of the financials, and attend the AGM. Be a Trustee and help to manage the complex.


Location plays little part in the levy cost. The only part that is based on location, would be municipal rates.

Paying R11 /m2 In Roodepoort as well no security guard with 28 Units in the Complex.No Pool Face brick buildings.Complex 30 years+ old.

Includes garden services that's about it.
 
playing 25m2 in a central jhb complex with 35 unit a 5000 sqm gardena and 20 meter pool with 24 hr security guard. includes water and hot water from boiler system
