the "body corporate" made this decision without us. The BC cannot make a decision without you, you're the body corporate, did you go to the relevant meetings to decide things? This is the problem the body corporate is all of the owners, it cannot make a decision without you, unless you didn't go to the meeting or you gave a proxy.
There is some nuance here. Unless they're specifically restricted they can exceed the budget if they deem it "urgent" or an "emergency" which in many instances can be subjectively argued. So most properly run estates have an AGM item every year that specifies a spending cap on anything in excess of the budget and/or in excess of any budgeted item. If they want to exceed the cap they need to call an SGM for authorization.
 
After reading the above few pages it is clear ALL estates are the same, infected and run by people who think they are doing good, but in reality are complete idiots.

There should always be some sort of builder or expert DIY guy on the board, you cannot have Karen & Cliff be in charge of maintenance or upgrades, both of whom get their eyebrows waxed on Friday.

I urge anyone to go through their estates financials to see the shocking amount of money these clowns waste or spend on things... it's mind boggling.

Give you an idea to the above, the electric fence "contract" on a small estate with 40 houses was costing R14,000pm in 2018! <-- WTF. Then 1x gardener who came by himself, tools kept in a little hut on site, he managed himself and the little side gardens were perfect... billed R11,000pm <-- he didn't even get half of that, so where's it going hmmm.... 😤

Completely agree, however it happens that trustees have portfolios forced on them. I'm a woman who was lured in with the promise of gardening but at the meeting they begged me to take maintenance, which I reluctantly did, saying I'll do my best.

Fast forward 8 months and the complex pays to have a 15m single brick wall between 2 units revamped. 2m high with pillars every 4m. Owner of one unit complains about the workmanship and the chairman (lady) tries to make it my fault. I tell her I'm not a project manager nor am I qualified to comment on the quality of brickwork, if she expects that kind of knowledge she must get it elsewhere. I will get quotes, do the admin, organise contractors, check the work is done and take complaints but fixing bad workmanship is the contractor's job - I'll arrange it.

Would be ecstatic to resign as a trustee, absolutely despise the job but no-body else will take on the burden.

Don't get me wrong, they did a terrible job but no way am I taking abuse for it. They want to go with the cheapest quote, this is the result.

Contractor charged R12 650 including materials and an extra R2 500 to remove 3 large trees stumps.

3 brick courses double brick, single brick on top. Owner is moaning they didn't "joint" (?) it.

Owner unhappy that when the wall steps sometimes it's by 3 brick courses and sometimes it's by four. Builder says he follows the ground slope.

Also complaining about this hole - I think it's for drainage.

EDIT: The wall had a huge crack in it, that's why it was redone.

ja it is a sloppy job and expensive.. but anyway. The jointing he's talking about is the grout line, they haven't rounded it down to be the same as the other ones... too late now, can't be changed so you're going to have to live with it, sorry.
Weird how he did such a nice job on one side then sloppy on the other side, I guess one of his workers did it and it's his first time.

Don't stress about it, it will fade eventually... brick joining will never match but its at the bottom of the garden so not a worry.

The builder is correct on the slope and how many courses he follows... he matches the wall height to the ground height over X amount of length, tell that other person to shut up :ROFL:

Yes that hole is correct, drainage is seriously important on a wall. That's a nice big drainage hole so will never be a problem in decades. Again tell that other person to shut up, twice :ROFL:
