Sell or Rent?

We sold our house when we moved abroad because we had no intention of returning. We moved back to SA a year later 🤣.

I wanted to sell because like your wife I didn’t want to deal with tenants. Even with a good agent, if tenant doesn’t pay it’s a lengthy process to get them out. Then we’d still have to pay for any maintenance or repairs (if any). And if they default we’d still have to pay the bond.

In retrospect it would have been nice to have had a home to return to but we also changed our mind living in that area for the long term.

if you’re stuck contact both types of agents. Put your house up for sale and see what offers come through. Speak to a rental agent and ask about their process.

Don’t do a sole mandate.
If you sell and you’re already abroad you’d have to have the papers signed at the embassy and shipped back for the deeds office.

Just give power of attorney to your conveyancing attorney before you leave.

No need to courier any documents.

Tenants are a disease and after 6 months you'll need to revamp everything and replace most things. That only once you've managed to get them out which is almost impossible.

And even when you get a seemingly good one who pays reliably, you might end up with one of these diva's who can't change a light bulb and expects you to send out an electrician because it's not their responsibility and they'll just live in darkness while waiting for you to "fix" it.

Or even a plumber for a blocked kitchen drain. (How difficult is it to get some drain cleaner, boil a kettle).

Regarding the bulb statement (I can raise my hand, seen that).

If it's not my place, I'm not messing around with hot water to unblock a drain. Straight to sulfuric acid down the pipes. Will call landlord once all the metal has disintegrated.
 
Your house is only worth anything compared what services the municipality provide.
