Hi everyone,

I have a flat in Sandton that I want to sell. I live in the UK.

I have a tenant currently in the property, and the property is being managed by an agent. The tenant has opted to move out at the end of the lease, which is end of February.

So, the agent wants sole mandate of course. I know that sole mandate doesn't really do me any favours, but the problem is, not living in SA means I can't be there to hand over keys and sign documents etc.

They want a commission on the sale of 7% - this seems high. What do other agencies charge?

If I don't go with a sole mandate, how do I get them to cooperate as far as letting prospective buyers visit?

Sole mandate is not a good thing, and 7% commission is way too high.
Make a logistical arrangement with someone local (preferably a neighbor) for key management and give them 5-10K for their trouble once the place is sold. Document signing can easily be done electronically.

She can assist with the sale and her commission is very reasonable and negotiable .

Can't someone on this forum assist you with the logistics for a fee? I would have if I was in JHB.
