You need to make sure you read and understand everything, they are sneaky! You shouldn't be paying VAT, it's a cost that is all on the agents, not you. So make sure the commission includes VAT.

If they quoted you 5% of the purchase price as commission and didn't expressly tell you it excluded VAT, then it includes VAT and I would point them in the direction of VAT legislation.
