Selling your house privately.

I really don't understand why people don't sell their houses privately. If your property is less than say R2.5 m and is reasonably priced its not that difficult. Are you too lazy that you can pay an estate agent 5% for doing what you can do?

If you build your own house you will also save lots of money.

Well not me personally. Malema has better woodwork skills than me. I couldnt be bothered to learn woodwork skills which is why I pay skilled people to do the best job possible.

R1295 upfront is a damn side better than giving someone 60 k for doing buggerall !!!

I beg to differ, Im busy weighing up building vs buying on my 2nd place and so far buying a complete place is definitely cheaper albeit not as customized as building would be.

I'm into property and I've stopped using agents completely after my last experience. Saving myself a small fortune I tell you.

I strongly recommend doing it yourself.

I was not talking about buying vs building. I was referring to building it yourself vs paying someone else to build it.

What is an acceptable rate/percentage for an agent to charge for selling a house?

They can charge up to 7%

Most will start at that number and negotiate down.

3. No, they buyer pays the attorneys, all you might need to pay is up to 6 months rates and taxes.

What is this 6 months rates thing? Never heard of it before, why would the buyer have to cover rates and taxes beyond the transfer date?

I've asked a few, all 7%. That seems too much too me. Would be comfortable with 3-4% but not really more. You think I could bring them down? Alternatively I may just go the private route.

Before I went the PP route , we asked agents to work for 2,5 %. There was a mixed responce of between 3 and 6. One came in at 8 and was decidedly rude when I chased her away. " we have to live too you know ".
Lady , you could of stayed a hairdresser.. :eek::eek:

They all start there....

Its what they're allowed to charge as far as I understand.

In Cape Town the conveyancing attorney pays the council for the next three months municipal account to get rates clearance which you need for transfer.
